Conveyancing Additional Fees

At Timms, we believe in complete transparency and strive to ensure that all of our clients know exactly what to expect before starting the residential conveyancing process with us.

Our conveyancing services are charged on a fixed fee basis to give you peace of mind and our online conveyancing fee calculator will give you a tailored quote based on the property value, type and whether or not it is freehold.

Detailed below are a list of fees which may or may not be applicable to your transaction. Our team will inform you if they apply.

Conveyancing Additional Fees

Additional Bank TransfersIf money is required to be sent by telegraphic transfer, for example, if we have to return the mortgage advance on a delayed completion or if we have to redeem more than one mortgage or loan.£40.00
Additional MortgagesIf you are selling a property with more than one legal charge it will be necessary to obtain redemption statements and redeem each charge upon completion of the sale. This does not include any charged levied by the lender or bank transfer fees.£125.00 per lender
Additional TitleIf you are buying a property where the property is split over two titles, we will charge for checking and transferring both titles.£50.00
Auction PacksIf the property is being sold at auction we will prepare an auction pack which will include bespoke auction conditions. This fee does not include search fees, title documents or indemnity insurance.£150.00
Bridging Finance/Private Lending ArrangementsWhere you are purchasing or re-mortgaging a property involving a bridging loan or personal/private loan we will review the loan agreements and charge documents, process and advise on the loan instructions, provide professional undertakings and deal with registration. This fee does not include any third party costs.From £500.00
Council Care Fee UndertakingWhere the council requires an undertaking from a solicitor relating to deferred payment of care home fees.£200.00
Dealing with Third PartiesIf we need to liaise with additional parties, for example, if duplicate correspondence if required or if you have separate solicitors acting in a related transaction, the additional fee covers the increase in time spent in corresponding with additional parties.£200.00
Deeds of CovenantIf it is required that the new owner of the property enter into a Deed of Covenant we will charge for drafting or approving the Deed and arranging for the service of the Deed to the necessary party on completion. This fee does not include any administration fee charged by other parties.£100.00
Deeds of VariationIf the title contains a defect which requires a formal Deed of Variation in order to sell the property or to meet lending conditions we will liaise with third party solicitors, review and approve the draft Deed and arrange for it to be executed and deal with the transfer of any consideration. This fee does not include any premium payable, cost of third party plans, any third party legal costs or expenses.From £650.00
Delayed/Failed CompletionIf your transaction does not complete on the agreed completion date in accordance with the contract and it becomes necessary to reschedule completion, serve notices, return and re-request mortgage funds and recalculate financial statements. This fee does not include any loss suffered as a result of the breach of contract, interest or fees payable to third parties.£200.00
Forces Help to buy LoanIf you are buying a property with the assistance of a Help to Buy Loan, we will charge for the extra work involved in liaising with Help to Buy agent, resolving any conditions relating to each mortgage.£200.00
Freehold Property with a Management CompanyIf you are buying or re-mortgaging a freehold property which has a legal obligation to make contributions to a Management Company, we will charge for the extra work involved in making enquiries of the Management Company. The fee includes reviewing and reporting to you on the management pack, dealing with the assignment of any share or membership and the apportionment of any charges. This fee does not include any fees charged by the management company’s agents or representatives.£200.00 (per management company)
Gifted DepositsIf you are buying/re-mortgaging a property with the assistance of a gift of money from a friend/family member, we will need to verify the source of funds to comply with Money Laundering Regulations and identification of the giftor and satisfy any additional conditions that any mortgage lender may have.£80.00 (per giftor)
Home VisitsIf you are not able to attend the office for appointments and instead require a home visit,£100.00 within 5 miles.
£150.00 within 5-10 miles.
£200 within 10-20 miles.
ID ChecksWhilst the cost of ID verification for clients is included in your quotation, if an ID check on other parties is required there will be a small additional fee payable£10.00 per ID check
ISAs (Help to Buy and Lifetime)If you are purchasing with a Help to Buy ISA or a Lifetime ISA we will verify the source of funds to comply with Money Laundering Regulations and make a request via the relevant portal for the drawdown of the funds and/or bonus and deal with any post completion requirements. This fee does not include any charges by your bank or building society.£50.00 per ISA
Key UndertakingsIf the buyer and seller agree to give the buyer access to the property before completion, it will be necessary for the buyer to enter into a key undertaking. The fee includes the preparation or approval of the key undertaking and amending the contract appropriately.£95.00
Leasehold PropertyIf, after we have started investigating title, it transpires that all or part of the property is leasehold we will review and report to you on the lease, ensuring it is compliant for any mortgage lender, and deal with enquiries of the landlord. We will deal with apportionments of service charge and ground rent and any post completion formalities and documentation. This fee does not include any fees charged by the Landlord or management company.£400.00
New BuildsIf the property you are purchasing is a new build there will be additional work and time required to investigate all the necessary title, planning and building regulations requirements in an effort to meet the exchange deadline imposed by the developer.£300.00
OccupiersIf you are purchasing a property with the aid of a mortgage and you intend on occupying the property with an adult who will not be a party to the mortgage then an additional fee is charged to deal with the documentation required to comply with the mortgage lender’s requirements regarding occupiers.£50.00 per occupier
Rent ChargesIf the property is subject to a rent charge we will investigate the title and deal with any necessary enquiries on a sale, ensuring the rent charge is paid up to date and advising on the complexities on a purchase. Also checking whether the rent charge is acceptable for any mortgage lender. This fee does not include rent charge holder’s fees, indemnity insurance of any Deed of Variation.£250.00
Restrictions, Cautions or NoticesIf you are buying, selling or re-mortgaging a property which has a restriction, caution or notice registered on the legal title, we will charge for preparing, amending, complying or removing any such entries. There may also be additional charge made by the Land Registry.£195.00 (per entry)
RetentionsIf it becomes necessary for a sum of money to be held after completion for a particular purpose, such as to cover any adjustments to service charges, we will charge for holding the file open and arranging and dealing with the release of the funds at the appropriate time. This fee does not include the retention money or the other party’s legal fees.£100.00 (per 6 months retention)
Right to BuyWhere you are purchasing your home under the Right to Buy scheme.£100.00
Septic TanksIf the property you are buying or selling is connected to a septic tank, sewage treatment plant or cesspool we must deal with additional enquiries relating to whether the system is compliant with the latest regulations.£150.00
Solar PanelsWhere the property is subject to a lease for solar panels we must ensure the provisions of the lease are compliant with your mortgage lender’s requirements. This fee does not include any fees charged by the solar energy provider.£250.00
Statutory Declarations/Statements of TruthIf there is an issue with the property which you are buying, selling or re-mortgaging and it is necessary for a Statutory Declaration or a Statement of Truth to be prepared, we will charge for preparing or approving it. This fee does not include any third party fees such as a solicitor fee for swearing a declaration.£150.00 per declaration/statement)
Tenancies/Buy-to-LetIf you are buying a property subject to the existing tenancy or occupier or if you are buying a property as a buy-to-let, then we will review the tenancy arrangements to ensure they are compliant with mortgage lender’s conditions and deal with apportionment of rental payments on completion.£150.00
Transfers of Sales of PartIf you are selling or buying only part of a title to a property, for example, a piece of garden, land or a garage without the house, we will charge for preparing or negotiating the Transfer Deed and plans and dealing with an necessary rights, easements and covenants. This fee does not include the cost of registration, plans or third party costs.£300.00
Unregistered LandIf part or all of the property is unregistered it will be necessary for us to review the title deeds and, if necessary, preparing an application for first registration. This fee does not include any Land Registry fees or disbursements.£200.00
