If you're buying a home with a mortgage, you might hear your solicitor mention something called the CML Handbook. While it might sound technical, it plays a very important role in making sure your purchase goes smoothly and safely.

What is the CML handbook?

The CML Handbook, now officially called the UK Finance Mortgage Lenders’ Handbook, is a set of rules and instructions that mortgage lenders give to solicitors and conveyancers. It tells us exactly what checks we need to carry out on the property before the lender will release the mortgage funds.

Think of it as a checklist that helps protect both you and your lender.

Why is it important for you?

When we act for both you and your mortgage lender (which is very common), we must follow the Handbook to the letter. This ensures:

  • The property is legally sound and has no hidden issues
  • There are no legal restrictions that could affect its value or your ability to sell it in the future
  • The lender is fully informed of any risks before they release the money

If something doesn’t meet the lender’s requirements - like a short lease, missing planning permissions, or unusual clauses in the title - we must report it to them and wait for their instructions.

How does it affect your purchase?

Most of the time, you won’t even notice the work we’re doing behind the scenes to comply with the handbook. But it does mean:

  • We may need to ask you for extra documents or information
  • There could be delays if we need to clarify something with the lender
  • We’ll always keep you informed if anything unusual comes up
